A Few Thoughts on Tyler Cowen's New Book

Tyler Cowen's new book, Create Your Own Economy The Path to Prosperity in a Disordered World is one of the more engaging books I've read recently. It rests comfortably in the niche between books about behavorial economics and social technology. Careful readers of this blog will note that Tyler Cowen was a participant in the Kauffman Economic Bloggers Forum in February. We prepared videos of the participants. You can see him on video discussing blogging here.

The Millionaire Real Estate Agent models we reveal in this book embody basic principles that we believe are fundamental to real estate sales success at a high level.

Principles Of Real Estate Valuation

We begin with a summary of the major principles that govern valuation. There are 10 primary concepts in this group 1. Progression. This principle relates to one way in which market values rise. Expressed as a statement, progression tells us, A property's value may increase due to the existence of similar properties in similar locations, containing greater quality. The idea that a rising tide lifts all ships applies here. In fact, progression is also expressed by the maxim that you profit in...

Stealing Restaurant Condiments: It's Time To Settle An Age-Old Debate

Everyone knows at least one person who does it. Maybe it's your senile old grandmother who doesn't think anything of it. Maybe it's a co-worker who does it at lunch. Maybe you do it yourself. No no, I'm not talking about masturbating. (At least I hope I'm not.) I'm referring to the practice of concealed condiment collection i.e. stealing ketchup and sugar packets and all those other little individually packaged seasonings you might find at a variety of restaurants.

Buyers Statement

The buyer's closing statement is designed to inform the buyer, or buyers, how much additional cash they need to bring to the closing. A typical blank buyer's closing statement is illustrated in Table 9.1 below. Before moving on to the next paragraph, look at the blank statement and try and determine which line items would show up as debits on the buyer's statement and which items would show up as credits on the buyer's statement. A little later in the chapter we use Table 9.1 in a closing...

Establishing the agency relationship and doing it in writing

Representing a party to a real estate transaction as an agent and (hopefully) getting paid for it are based on the agency relationship that you established with that party. The information in this section about how you can establish agency relationships is pretty universal, so it applies in most (if not all) states. Nevertheless, you need to check whether your state's licensing law recognizes or prohibits any of the following ways of establishing an agency relationship and whether your state...

How to get a cell phone with no i.d., no passport, and no credit card

I thought it would be a great idea to write an article about getting a cell phone if you don't have a credit card, a passport, or even an i.d These phones are called pay as you go' and work quite well. Surprisingly they can be used for 5 cents a minute or even less if you talk mostly at night and on the weekends (this includes nationwide calling). The example I'll be using is Virgin Mobile because after researching all the companies I believe Virgin Mobile to be the cheapest.

Expenditure on Child's preschool can add to your tax credit

Pre-school cost is eligible for tax credit While all the income generators keep looking for a way to reduce their tax burden in some or the other, the subject needs a careful consideration. One of the prominent ways to get an additional tax credit is the expenditure you incur on sending your child to a preschool.

The Income Approach

There are several forms of the income approach. These include the gross rent multiplier GRM , income capitalization, and discounted cash flow. The gross rent multiplier is the most effective form of the income approach for valuing single-family residences. The gross rent multiplier is calculated, or extracted, from a comparable sale. The comparable should have been rented at the time of the sale to be the best comparable. The GRM is equal to the sale price of the comp divided by the gross...

It's hardly rocket science. i They exist in any kind of market condition. You read...

More Buffet Strategies: Olive Garden's Never-Ending Pasta Bowl

On the way home from a short road trip on Saturday with my wife, I had an intense craving for all-I-can-eat something. Seeing the sign for Exit 41A-B on Interstate 95 just south of Baltimore, I recalled there was an Olive Garden not far from the exit. After cutting across four lanes of traffic in less than three seconds, we arrived at the Garden and were promptly seated (30 minutes for an Olive Garden is prompt in my book).

Shortcut To Net Proceeds

A second method of calculating the net proceeds from the sale is to take 1 minus the commission rate and multiply that resulting percentage, or decimal equivalent, by the sale price. Again, using the sale price and commission rate used above, the shortcut calculation of the net proceeds is illustrated in Equation 3.6. (1 - 0.07) x 175,000 0.93 x 175,000 162,750 As the equation states, take 1 minus 7 , or 1 0.07, and multiply that resulting 0.93 by the sale price of 175,000, and you get exactly...

Parting Is Such Sweet Sorrow Ending an Agency Relationship

A real estate agency relationship can end in a number of different ways. Depending on the reason for the termination, the particular circumstances, and what is negotiated, the broker may or may not be entitled to compensation. You also need to remember that the fiduciary duty of confidentiality survives the ending of an agency relationship. A broker may not reveal information received from a client even after that client stops being the broker's client. Here are some of the ways an agency...

How I Lost 20 Pounds in Two Months on the Krispy Kreme Donut Diet

You may recall from waaaaay back in the early days of Punny Money that my wife once held a part-time job at a Krispy Kreme, maker of some of the finest donuts in the world. What you probably don't know is that she only kept the job for two months, in between college semesters. During those two months, I ate about 500 Krispy Kreme donuts of assorted varieties and I lost 20 pounds doing it. Here's how it happened.

Weighing advantages and disadvantages

Before you launch your career in residential or commercial real estate, you need to objectively weigh the pros and cons against your own goals and interests. Making a U-turn after the wrong initial selection could take at least one year. The upcoming sections help you view the two paths with an objective eye, without getting wrapped up in the excitement of either. Exploring the pros and cons of a commercial real estate specialty Landing a job at a commercial brokerage house is much like being...

Can you go to jail for not paying your debts?

Many people have emailed me asking if they could go to prison for not paying their credit card debt. It seems that some collection agencies are trying to intimidate debtors with the threat of arrest and imprisonment. A collection agency representative might comment if you don't start making payments on this we can take you to court and put you in jail. DebtPrison.net doesn't offer legal advice.

The Not-So-Simple Way To Buy Savings Bonds

I am the aunt Godmother cousin nobody likes. Instead of buying the latest Star Wars Lego set, or an American Girl doll, or even a gift certificate to a toy store, I buy savings bonds for all my younger nieces, nephews, cousins, and Godchildren on their birthdays. Yes, I am boring indeed. Next week is my Godson's first birthday, so I'll be purchasing his very first Series EE savings bond from good old Uncle Sam. Except this time around, I'll be doing it a little differently.

The Cost Approach

The first of the three approaches is the cost approach which is based on an appraisal principle called the principle of substitution. This principle states that nobody will pay more for a property than it would reasonably cost to construct a new substitute for that property. As a result the value of existing housing tends to be tied to the cost of new construction. If the two types of property were not relatively similar in value, one type of property would sell and the other would not. The...

Profit Margin

The most straightforward measure of return in real estate is the same as in most other commercial enterprises can I sell it for more than it costs In the case of property developed or held for sale, the formula for examining this question is a simple one As simple as this formula is, there are some subtleties. Selling costs are often treated separately, as above, because they are largely paid from sales proceeds, rather than from the capital at risk during the development period. Otherwise,...

How to Locate the Owners of Vacant Properties

You should be able to locate the owner of a vacant property by looking up the street address on your county's real property tax roll. The tax roll will have the name of the owner of record along with the post office mailing address where the property tax bill is sent. However, sometimes the address listed on the tax roll is incorrect. When this happens, go to the following sources in the county and state of the property owner's last known address, and check the 1. County voter registration...

Tutoring as a Side Hustle to Make Extra Money

Federal Home Loan Mortgage Corporation Fhlmc Freddie Mac

The Federal Home Loan Mortgage Corporation was created by the Emergency Home Finance Act of 1970. FHLMC is owned by the 12 Federal Home Loan Banks to establish their own secondary mortgage market. It is the newest of the three government related agencies. The FHLMC or Freddie Mac is another quasi-public entity, which transforms pools of conventional mortgages to securities. Top 10 phone interview questions

You risk being quickly screened out if you don't know these 10 common phone interview questions. From a company's perspective, the one and only purpose of a phone interview is to determine whether or not it is worth the time, effort, and expense to bring you in for a face-to-face interview. Period . Your resume has already done it's job of convincing them you meet their minimum requirements.

Top 10 situational interview questions

Situational interview questions give managers keen insights into your ability to do the job. The idea is to ask you to describe how you would handle a certain situation or what you would do under certain circumstances. It's easy to list skills and accomplishments on your resume. Now you need to demonstrate to the satisfaction of the interviewer how you successfully go about solving problems, resolving conflicts, and making things happen.

Second Job Interview Blueprint

Congratulations You've been invited back for a second job interview. The good news is most of your competition has been eliminated. The bad news is you'll probably be competing against the top 2 or 3 candidates. Only one of you will get an offer. The second interview is where most people let their guard down. They assume--unfortunately for them-- that the company must like them a whole lot to go through all the trouble of inviting them back one more time. The pressure is off. Your ego kicks in.

Investing Case Study

In 1994, 40 Wall Street was a huge old building in downtown Manhattan that nobody wanted. It had over one million square feet of space in a great location, but over the years had been totally mismanaged. To make matters worse, the building was almost entirely vacant and in a state of total disrepair. Built in the 1920s, it was once the tallest building in the world and had been a renowned New York landmark. When Trump got interested in the property, and asked me to handle the acquisition for...

Band Of Investment Cap Rates

You will recall from Chapter 10 that the band of investment method of estimating a cap rate uses both the mortgage information and the required rate of return on equity for the investor in building the cap rate. As the expected inflation premium and the default premium associated with the mortgage increase, the mortgage constant will increase, both leading to a higher cap rate. As the required return on equity for a given investor increases, so will the cap rate using the band of investment....

Reconciliation

Several times throughout the appraisal, the appraiser will be called on to take three different value estimates and convert them into a single value estimate. The most obvious situation comes about as a result of the three approaches to value. The appraiser will come up with one value estimate from the cost approach, one from the sales comparison approach, and yet another one from the income approach. At the end of the appraisal, the appraiser will have to take those three different values and...

Breakeven Occupancy Rate

The breakeven occupancy rate is the occupancy level at which the property's income will just cover the bills. The bills that must be covered are the debt service and the operating expenses. The ratio appears in Equation 11.8. Breakeven occupancy (DS + Op Exp) PGI ( 62,185 + 47,000) 126,900 0.86 86 This tells the investor that the building needs a vacancy rate of 14 or less in order for the before-tax cash flow to be positive because if the vacancy is greater than 14 , the investor won't have...

Before Tax Cash Flow

The before-tax cash flow is where financing charges come into play. The annual debt service is the monthly mortgage payment times 12 plus any other financing payments such as contract for deed (land contract) payments. This annual debt service is deducted from the property's NOI resulting in the before-tax cash flow (BTCF). This is, in effect, the amount of money that is left in the checkbook after all the rents have been deposited and after all the expenses and the lender have been paid.

Return on Equity

The second return calculation, and the final ratio we look at, is the return on equity, or ROE. This numerator of this ratio, rather than being the NOI, is the before-tax cash flow, and the denominator is the equity the investor has in the property. At the time of purchase, that equity can also be referred to as the down payment. For this reason this ratio is sometimes called the cash on cash return. It is the cash return on the cash investment. It is also sometimes called the equity dividend...

After Tax Cash Flow from the Sale

At the end of the projected holding period, we factor in a sale price for the property, or what we call a reversion in Chapter 10. This future sale price may be calculated in a couple of different ways. We could do an income capitalization at the end of year 5, and that is often the way the reversion is estimated. This would involve IRV, or V I R. Since the value at time period zero is equal to the NOI for period one divided by R, the value at the end of time period five would be the NOI for...

Percentages Pinpointing What You Really Need to Know

Using percentages is another type of real estate math problem. Commissions usually are figured on a percentage basis. Shared ownership of a property may be on a percentage basis. Vacancy rates usually are expressed as a percent. You'll work with percents to figure out the selling price of a property. Property tax calculations may also involve percentages. So I think you can see the importance of understanding and being able to answer exam questions about percentages. In this section, I provide...

The Entrepreneur's Dilemma: Technology Outpaces Law

What is the role of entrepreneurship in the 21st century economy The great economic thinkers of the 20th century envisioned a future devoid of entrepreneurs because innovation would be subsumed in corporate R&D labs. And then came 1970s startups in garages across California. Entrepreneurship reborn, right Right. Except the legal environment still reflects the Big Research paradigm.

Twenty Reasons Most People Fail to Make It as Real Estate Investors

As an author, I always strive to tell it to my readers as it really is. I do not believe in sugarcoating the truth. And that is why I want you to know that most people more than 51 percent fail miserably as real estate investors. I am telling you this not to discourage you, but to warn you about the consequences of investing in real estate in a haphazard manner. I attribute this relatively high failure rate to the fact that the real estate investment business does not have any of the so-called...

Frequently Asked Questions about Experimental Economics

Originally, economists focused on microeconomic theories relying heavily on assumptions about individual’s preferences. The fact that these preferences are difficult to observe in natural environments led Vernon Smith to look to the laboratory to determine if the assumptions made about individuals were, in fact, descriptive of their behavior, and thus, provable in a scientific way.

Interpreting the new Executive Order on Regulating the US Financial System

President Trump signed the Presidential Executive Order on Core Principles for Regulating the United States Financial System on Feb 3, 2017. I encourage you to read it. It is succinct and instructive. Interpreting it is more complex especially when attempting to reconcile it with what Trump or his cabinet members have said about regulation in general and financial regulation in particular.

On the Universal Applicability of Consensus Ledgers

I was inspired to write this post while reading and listening to the multiple conversations and narratives addressing use cases and applicability for consensus ledgers aka blockchains. Here are the four META use cases where consensus ledgers will shine IMHO.

Can you go to jail for not paying your child support?

Time in prison is just one of many possible consequences of failing to pay your child support. Recently I came across this on the U.S. Department of State website which states that if you are behind on child support payments in excess of 2,500, you are ineligible to receive a U.S. passport. If this applies to you, Passport Services strongly recommends that you contact the appropriate State child support enforcement agency to make payment arrangements before applying for a passport .

Making Bank as a Platform BaaP a reality

As you will already know from Part 1, as a Platform has never really taken off for various reasons. Traditional approaches and business models are easy as the banks had full control. Financial services industry incumbents created products, pushed them out and sold them to their customers. Value was produced upstream by the banks and consumed downstream by the customers. Unlike traditional models, platforms do not just create and push products out.

Are Sourcing and Recruiting The Same Thing? It Depends

Do you need a recruiter who can source, or a dedicated sourcer There's no one-size-fits-all answer, says recruiter Angela Bortolussi. He asked Should a company split the function between sourcing and recruiting or have the recruitment and sourcing function as one I responded It depends.

Interview with SSRN's Founder

Economic growth happens because of technology, we all know that. But technology happens first and foremost in the inventor's brain. And the inventor's brain is operating at the scientific frontier. Or is it We can speculate that some of the greatest inventions were invented hundreds of times, and we can document that many were invented more than once (hence the need for patent offices to document the exact timing of applications).

Are you sure you want to innovate like a startup?

Let's paint some broad strokes a startup throws mud at the wall and see's what sticks, with a 0.002 success rate or less. A corporation makes more planned, but slower, moves and hits around a 12.5 success rate according to a recent HBR article. As large companies jump on the startup innovation bandwagon, the danger is that these collaborations represent the worst of both worlds throwing mud at the wall, slowly and expensively.

Well, it's not like science hasn't tried.

Does Debt Validation Actually Work?

A recent reader at Sample Debt Validation Letter questioned as to whether or not requesting debt validation would prevent a collection agency from pursuing a judgment. Since his debts were nearly past the Statute of Limitations he was hoping to prevent payment and a possible appearance in civil court. Debt validation often works on Junk Debt Buyers. Junk Debt Buyers (Debt Acquisition) often buy packages of defaulted debt from an original creditor or another collection agency.

What is a Junk Debt Buyer?

Junk Debt Buyers, also known as Debt Acquisition companies, buy debt by the bulk in large portfolios. Often, original creditors are selling debts that were absolved due to bankruptcy or debt settlement. And collection agencies also sell debts in bulk to other collecting companies.

Meeting your boundaries The metes and bounds system

The metes and bounds system of legal description uses specific locations, distances, and compass directions to describe the boundaries of a piece of property. Starting at what is known as the place or point of beginning, the description follows a line or curve in a specific direction for a precise distance to another point. At that point the direction changes and the boundary line is then laid out again in a specific direction for a precise distance. A simple metes and bounds description might...

Block party The lot and block system

The last of the methods for preparing legal property descriptions is known by various names, including the lot and block system, the recorded plat system, the recorded map system, the lot block tract system, the recorded survey system, and the filed map system. Knowing the difference between salesperson and broker licensing and exams

In most cases, you'll probably be pursuing the first or basic real estate license level, which in some states is a salesperson's license and in others is some form of salesperson trainee. How you move up the real estate ladder varies among the different states. I'll illustrate two of the many possibilities. In one case, you complete all of the necessary requirements, including taking and passing a state exam to become a licensed real estate salesperson. And that's it. You can stay a salesperson...

Net Present Value and Internal Rate of Return

The cash flows are now in place for calculating a rate of return that will take into consideration the elements that are missing from the ROI and ROE ratios. By calculating the ATCF from operations over a five-year period and the ATCF from the sale of the building at the end of the holding period, we have brought much more information into the analysis. We now use these cash flows and come up with a much more complete measure of the investor's return. The return that we use is called the...

Potential Gross Income

The cash flow analysis begins with the cash flows from operations. Investors will typically analyze the cash flows over their projected holding period for the property. That may be three years, five years, ten years, or more. (Later in the chapter we look at cash flow from the sale of the property.) The cash flow from operations estimate begins with the potential gross income (PGI) of a piece of investment property. This is the amount of income that the property could generate in one year,...

The Three Approaches To Value

Knowledgeable investors, lenders, and appraisers typically rely on three techniques to value properties. 1. Cost approach. To apply the cost approach, you calculate how much it would cost to build a subject property at today's prices, subtract accrued depreciation, and then add the depreciated cost figure to the current value of the lot. 2. Comparable sales approach. To apply the comparable sales approach, you compare a subject property with other similar (comp) properties that have recently...

How You Can Use Grantor and Grantee Indexes to Find Property Owners
